Shingle Replacement
Typical Cost: between $300 and $1,100
Most home owners spend between $300 and $1,100 for a roof repair, or an average of $650 per repair call. Typically, a job is to repair leaks. Seal the leak, replace shingles, seal the shingles.
If there is a small area and few shingles being repaired, it will likely be on the low end, or as little as $250.
However, factors that affect the cost and repairability is the quantity of shingles needing replacement and if those replacement shingles are stil in production and if so can be obtained easily.
Loose Debris Removal
Typical Cost: Free to Nominal
Remove any branches, leaves or other debris that can accumulate on a roof in winter. Sometimes your landscaper or "yard guy" can help with this if it's more convenient.
A homeowner can request that their "yard guy" blow off the roof and gutters of any old leaves and tree limbs which is okay if this is easier for you. However, if your roof is 2 stories or higher, steep or a specialty type of roof (i.e, metal, tile, wood shake, slate, etc.) you really should have a roofer do this service instead of a yard guy.
Exterior Skylight Cleaning & Maintenance
Typical Cost: Nominal to Moderate
From the exterior, soak the glass or plastic with mild, soapy water to loosen dirt and debris. After rinsing, use a mild, non-abrasive glass cleaner. Be sure to remove the glass cleaner immediately with a squeegee or lint-free cloth. Leak Check: Leaks are the most common skylight maintenance and repair issue.
Repair Roof Flashings
Typical Cost: Nominal to Moderate
Roof flashing are one of the most critical parts of your roof. Flashing secures joints in your roof and places that tend to receive a lot of water, like valleys between slopes. With adequate flashing, water is directed away from vulnerable areas of the roof and into gutters.
Repairing roof flashing can be costly because usually it is difficult to access and time consuming to work on; however, more often than not improper or damaged flashing will ALWAYS LEAK and will lead to interior water damage.
Chimney Repairs (wood or siding)
Typical Cost: between $300 and $5,000
Chimneys leak like crazy and should be inspected atleast once a year. Wood siding can wear out causing problems.
Sometimes wood framing needs to be replaced, seams needs to be re-caulked and/or a fresh coat painting needs to be applied.
Masonry chimney Repairs
Typical Cost: between $300 and up
There are multiple entrance points for water penetration to occur and water entering the chimney can give rise to several big problems.
Brick chimneys have similar problems, but usually it's the mortar between the bricks that cause the problem.
If mortar problems are caught early the fix isn't too expensive; however, if unchecked for several years the repair cost can be substantial.
Damaged or Missing Chimney Crown
Typical Cost: between $300 and $2,900
The chimney crown is the top element of the chimney which itself acts as a shield from a number of dangers. It covers the chimney from the flue liner to the chimney edge.
The crown should have a downward slope which directs the water away from the flue edge. It must also have an overhanging drip edge which must direct the run-off from the crown away from the chimney in order to ensure that there is no erosion of the brick and mortar in the vertical surfaces of the chimney.
Repair Damaged Exterior Trim & Siding
Typical Cost: between $400 and $600 per spot
Wooden trim is the most authentic trim style for many older homes. This includes not only the replacement materials but labor and cleanup as well. Those with larger homes or more trim to replace may wish to budget closer to $1,000.
Damaged exterior trim & siding is the most common culprit that allows wind driven rain to enter a property and cause water damage to walls, windows, window sills, sheetrock, insulation and so forth.
